Dear Owners,
I am reaching out to you from one owner to another. We are going to have board elections in May. For the first time, our board elections will be handled electronically by a third company called E-ballot.
My decision to seek re-election to the Board of Directors is driven by a deep commitment to our community’s welfare. My ultimate goal is to maintain Specialty RV Storage as one of the premier RV storage communities in Las Vegas. I take fiscal responsibility seriously in order to maintain our property values.
First Term Accomplishments as Your Treasurer
During my first term, I served as your Treasurer. I am proud to report that we kept dues steady without an increase while meeting all necessary maintenance requirements. Through rigorous contract evaluation and negotiation, I achieved significant cost savings for our association:
- Contract Negotiation: Renegotiated the Cox Internet Contract, resulting in $18,000 in annual savings.
- Efficiency Gains: Terminated unnecessary service contracts and secondary circuit providers (Cox RapidScale), saving $10,200 annually.
- Election Modernization: Identified third-party electronic ballot management organizations for an efficient election process.
- Operational Optimization: Canceled redundant sweeping services for a $2,100 annual saving.
- Waste Management: Adjusted trash pickup dates and upgraded to one larger bin size to minimize overage charges.
- As a result of our cost savings, we contributed an additional $20K to the reserve account, as this account was lower than the balances required by the Reserve Study.
Infrastructure Management
- Obtained competitive bids for essential maintenance, including gate and complex painting.
- Coordinated with the Fire Department to ensure “Knox-boxes” contain the keys to electrical and fire riser rooms for emergency access.
- Initiated a performance audit of our current solar setup and obtained bids for future enhancements to be presented to the incoming board.
Professional Experience & Expertise
By profession, I am a business owner, technology project manager, and educator. I spent 25 years as a senior manager and director in Corporate America, primarily at Computer Sciences Corporation and as a consultant to Fortune 500 companies in the aerospace, healthcare, and Government sectors.
My focus has consistently been on business process improvement and technology implementation. Currently, I am the President of Management Sciences Corporation, a management consulting and training organization. I bring this analytical, business-centric approach to every decision I make on the board.
My Management Principles
I believe a board director’s role carries significant responsibilities that must be handled with transparency and integrity:
- Collective Decision-Making: I value teamwork and believe that significant financial decisions should be voted on by the owners. The long-term implications, including financial impact, must be considered in all board decisions.
- Strict Compliance: It is the utmost responsibility of a board member to comply with the organization’s Rules & Regulations document, including the CC&Rs and Bylaws.
- Stakeholder Focus: If re-elected, I will continue to work as a team player to address owner concerns and evaluate the financial implications of every board action.
I am committed to seeking alternative, cost-effective approaches to meet our community’s needs while maintaining the high standards of our facility.
